Summer Home and Garage Door Maintenance Checklist

By Blog Master on 11 Aug 2021 In

Summer’s weather can have various effects on both, your home exterior and your garage door. To maintain a safe and comfortable home this summer, it's best to perform some preventive maintenance work.

We put together this checklist that can help you keep track of all your home exterior and garage door summer maintenance.

Home Maintenance and Cleaning Tips for Summertime

The most important maintenance tips that we recommend handling at the start of every summer for your home are:

✓ Garage door maintenance
✓ Test smoke and carbon monoxide detectors
✓ Clean air conditioners' filters and fans
✓ Check your deck

✓ Improve home insulation
✓ Wash your windows
✓ Mulch your greenspace
✓ Remove waste from gutters
✓ Prep your patio

✓ Garage Door Maintenance
- Lubricate your garage door rollers and hinges for smooth and safe summer garage door usage.
- Your garage door weather seals can wear out, get torn or damaged, suffer from rodent damage, or otherwise become ineffective. Don’t put up with a poor garage door weather seal – in most cases we can easily replace these items and keep the weather outside where it belongs.
- Finally, we also suggest you contact a professional garage door technician to replace worn-out springs and lubricate your rollers and hinges.

Test Smoke and Carbon Monoxide Detectors

Smoke detectors and carbon monoxide detectors have a vital role within your home and can only do their jobs if they are working correctly. To ensure your safety all year round, check your smoke and carbon monoxide detector, and change their batteries at the start of every season.

✓ Clean Your Air Conditioners' Filters and Ceiling Fans
As part of your summer preparations, and before you need them, be sure to check that both, your ceiling fans and air conditioners, are functioning appropriately.

- Ceiling Fans:
Turn them on to make sure that these are working correctly and remove any dust from the fan blades before sending them on their first summer spin as there was plenty of time for the dust to be collected.
You may want to buy a special duster that reaches the height and angle of your fan blades if you happen to have hard-to-reach ceiling fans.

- Air Conditioner:
Clean the filters and make sure these are as dust-free as possible. However, newer air-conditioning models may have a self-cleaning function.
You’ll probably want to call in a professional if you have a problem with your air conditioner or have central air and need to do maintenance. You don't want your system blowing hot air or starting cool and then warming up.

✓ Prepare Your Deck
First, check your deck. Make sure it is a comfortable and safe place for summer entertaining by replacing any rotting wood, bowing boards, loose nails or anything that could prove troublesome once that deck starts getting some summer use.

Once you’ve made your deck's repairs, check if it needs to be re-sealed:
  - Step 1: Put some water on the deck.
  - Step 2: See how the water reacts.
If the water pools or beads up, you’re good to go for the summer. If the water soaks into the wood, it’s time to re-seal.

Finally, clean your deck furniture with a soapy rag and let it dry under the summer sun.

✓ Prep Your Patio and Driveway
Prep your patio, walkway and driveway for outdoor use this summer. Impress your guests with shaded entertainment giving your driveway and patio a good cleaning.

Deep Clean
- Reseal the driveway: It cannot have too much dirt or be wet to properly set asphalt.
- Remove weeds and mend cracks.
- Clean patio furniture using a soapy rag. Then, leave it to dry in the sun.
- Sweep and mop smaller spaces: First, sweep away any loose dirt and leaves from the weeding process. Then, mop the entire area and let it sun-dry. Small areas may only require a broom and mop to look brand new
- Pressure may be needed to wash larger spaces. You can rent or purchase a pressure washer, instead of a broom and mop.

* Keep in mind, you should avoid pressure washing your home’s exterior. To clean your garage doors, you can use a non-abrasive sponge and a step ladder.

Provide Shade
When you install an awning or plant trees, you shade your patio and keep your garage area cool.
- Trees are a fantastic source of natural shade if you’re in the market for a more visually appealing option. You create an effect similar to retractable awnings when you plant a tree such as oaks, ash and walnut to block the sunlight from reaching your garage or patio.
- Depending on your home’s location and layout, you could take advantage of a permanent awning or a retractable design. A retractable awning will provide protection against heat in the summer and let the sunlight shine in the winter. Permanent awnings are great for garage doors or patios that face direct sunlight during the hottest parts of the day.

✓ Wash Your Windows
The beginning of summer is a great time to make sure all your windows are clear. When you do it, you bring in more natural light and enhance your home both, inside and out.

✓ Mulch Your Greenspace
The best seasons to purchase and grow plants and flowers are spring and summertime. During the summertime when you mulch your greenspace, give your soil the extra boost it needs. When you add mulch to your flower beds, you help them to kill weeds and trap moisture in the soil. These benefits give your plants a chance at enhanced growth during sweltering summer days.

✓ Remove Waste from Gutters
Your gutters can quickly build up leaves, twigs, dirt and other debris. Cleaning your gutters and downspouts ahead of time will avoid summer drainage issues this thunderstorm season. Prevent water from clogging during heavy rain and remove any waste that’s already trapped inside your gutter.

✓ Improve Home Insulation
While improving insulation is a significant aspect of garage door maintenance, you can also make it throughout your entire home. Address any windows, doors or other access points where heat-and cool air may escape.
